Water Damage Restoration in Stetson Valley

In Stetson Valley, the water on your floor can belong to one of three parties. City of Phoenix water serves the house. The irrigation in the common areas belongs to the homeowners association. Everything inside your walls is yours. When something lets go, the first useful question is whose water it is, because that decides who else needs a call.

The water story here isn't a wash or a storm record. It's getting the source and the responsibility right on the first call.

Where Stetson Valley Sits

Stetson Valley is one HOA-run master plan of about 2,400 homes, inside Phoenix city limits. It lies west of 51st Ave, which is Stetson Valley Parkway here, and north of Happy Valley Rd. The HOA describes it as sitting "between Deem Hills and Ludden Mountain" and puts it at about 1,200 acres.

County parcel records show the subdivisions running from about 51st Ave west to about 59th Ave. Ludden Mountain rises to about 2,200 feet near 60th Ave on the west side. The City's Deem Hills Recreation Area, with its park at 51st Ave and Deem Hills Pkwy, is "almost 1,000 acres of Sonoran Desert" known for "basalt volcanic rock formations." The north edge is best described by the hills, not a street.

This is Phoenix, not Peoria. Census lookups across the community return "Phoenix city" and ZIP 85083, and the City's bulk-trash schedule lists Stetson Valley by name. The Peoria city line is about a mile farther west, near 67th Ave, with other Phoenix neighborhoods in between.

Whose Water It Is

The HOA's. The association says it "is responsible for managing and maintaining common areas and amenities." Those include green spaces, miles of walking trails and "over 25 'tot lots,'" along with the irrigation that serves them. The HOA's homepage takes irrigation-leak reports by email and lists a separate phone line "in the event of a common area emergency." Use those channels for anything on common ground, and leave the association's valves and controllers to the people who run them.

Yours. Inside the house belongs to the owner: supply lines, fixtures, appliances and the plumbing in the walls. That's where we come in. Water from a broken irrigation line that crosses the yard and gets inside is Category 3, however clear it looked coming out of the ground.

Big Houses, Later Owners

County assessor records put most Stetson Valley construction between 2006 and 2010, plus one tract built in 2017. The houses are large. In ZIP 85083, the median home has 7.4 rooms, about 63 percent of homes have four or more bedrooms, and almost none have one. Stetson Valley holds about a third of the ZIP's housing, so those are ZIP-wide figures.

The other number is about people. In 85083, about two-thirds of owner households moved in during 2010 or later. That means many owners weren't living in the house when it was new.

A house keeps its history where you can't see it. A patched ceiling or a newer section of baseboard may have a story the current owner never heard. When something leaks now, tell the crew what you know and what you don't. The honest answer separates what can be measured today from what can't be known about the past.

Common Questions

A common-area sprinkler line broke behind our wall and the water is heading for the house. Who do we call?

Report the line to the HOA through the two channels on its website, and call us if water gets inside. The HOA lists an email address for irrigation-leak reports and a separate phone line "in the event of a common area emergency." We're not the first owners. Can anyone tell whether an earlier leak in this house was dried properly?

No one can grade drying work done years ago. A moisture meter reads conditions today, and a past leak that was dried properly reads dry. What a crew can do is check for moisture now and look for mold signs where patching or staining suggests an old leak. Are Stetson Valley, Stetson Hills and Inspiration at Stetson Valley the same association?

No. Stetson Valley is the later, western part of the same planned community whose first phase, Stetson Hills, lies east of 51st Ave, and Stetson Hills has its own HOA. Inspiration at Stetson Valley has its own board. A problem on common ground goes to the association whose land it is, through that association's own published contacts.
